Local Authorities Approved Open Plots / Independent Houses / Buildings:-

 

Approvals and Permissions:

           Verify that the layout is approved by local authorities (HMDA, GHMC, DTCP,                      etc.).

RERA Registration: Ensure the project is registered with RERA for added security and transparency.

Title Deed / Link Document:

Verify that the seller has clear property
ownership. Ensure there are no legal disputes. Verify the past 30year’s registration
documents and ensure they match the current sale deed.

NALA Conversion:

For agricultural land being used for non-agricultural purposes, check for NALA approval.

Survey Number and Plot Number:

Cross-check the survey and plot numbers in official records and Physical location.

Measurements and Boundaries:

Confirm the plot size matches the documents and physically inspect the
boundaries.

Access and Connectivity:

Ensure the plot has proper road access and connectivity to main roads or highways.

Topography:

Look for waterlogging issues, soil quality, and the suitability of the land for construction.
